What are searches?

Searches are what protect you. They tell you about the property you are buying.

There are searches that tell you

  • If there is any money owing on the property, you certainly don't want to pay someone else's mortgage!
  • If the vendors actually have the right to sell the property, are they bankrupt?
  • If the council has any interest in the property, good or bad
  • the size of the land and what it can be now and has been used for, what if it is contaminated?

Proper searches and good conveyancing practice allow you to sleep soundly in your new home, because you know no one can take it from you.

You should allocate between $190-$400 for searches depending on what you require. When we receive the contract we will give you, without obligation, free advice on what searches you need.

Our unique two stage quoting process means that by printing this page you have locked in our professional fee, it will not change! When we have the contract and your instructions we will send you further information specific to the property so you know exactly where you are.

The vast majority of buyers are financing all or part of their purchase. Finance is an integral part of the transaction and generally the area where problems arise, if there are any.

As soon as we receive the Contract we will send an email to confirm your instructions. We will outline the governments charges, stamp duty etc. We want you to know exactly where you are and be fully informed at all times.
